Jones Lang LaSalle completes Sale and Office Lease for Nestlé in México worth more than USD $100 million

Nestlé Worldwide closes sale and signs new headquarters lease; hires PDS team to manage new space

MEXICO CITY, Feb. 14, 2011 — Jones Lang LaSalle today announced that the firm’s Tenant Representation and Capital Markets experts in México, along with its Corporate Solutions colleagues in Germany, have successfully executed the sale of Nestlé’s México City headquarters’ building and the signing of a new lease for Nestlé’s new regional headquarters. Jones Lang LaSalle completed the transaction on behalf of Nestlé S.A., a Switzerland-based, publicly traded company that is the largest food manufacturer in the world focusing on nutrition, health and wellness.

Jones Lang LaSalle’s Executives Lorena Fuertes  and Hector Klerian led the efforts for Nestlé, along with teammates, Mauricio Lozano and Carlos Kolmans who led the disposition portion and managed the international relationship with Nestlé respectively.

“Jones Lang LaSalle helped Nestlé achieve its goals of cutting costs by selling its headquarters property and relocating to a new build-to-suit, multi-tenant property that will be completed in August 2013,” said Hector Klerian, International Director of Jones Lang LaSalle. “This three-year project began with a strategic occupancy plan which then evolved into a highly competitive bidding process to determine the best solution for Nestlé’s Mexico operation.”

Jones Lang LaSalle added significant value to Nestlé by obtaining an above-market price in the disposition, and outstanding lease terms in the negotiation for its new headquarters.  One of the largest development groups in México purchased the firm’s headquarters building for an undisclosed amount. Nestlé will relocate to its new offices in México City.  Total value of deal ascends to above USD $100 million.

Given the success of the property sale and leasing transactions, Nestlé has elected to expand its relationship with the firm.   Jones Lang LaSalle’s Project and Development Services (PDS) team has recently been retained to manage the build out of Nestlé’s new office space.

“We received excellent service and support from the Jones Lang LaSalle team during the entire process,” said Martin Huber, CFO of Nestlé México. “We are very pleased to continue our business relationship as we create a long-term occupancy solution that will serve Nestlé’s growth needs.”
