BBVA Bancomer hired JLL to render various services, including: Space Efficiency Analyses, Occupancy Analyses, Tenant Representation (in the search of new properties), Project and Development Management for the BBVA Office Tower, Operation Center and Bank Branches, Facility Management and Lease Administration.

Mission

BBVA Bancomer appointed JLL México to analyze the operational efficiency of their office spaces comprising 150,000 square meters occupied by 7,500 employees.  Their operations spread across seven properties located in various districts and sectors in Mexico City, a condition that was not functionally efficient to meet BBVA Bancomer’s operational requirements. The project envisioned use analyses of their corporate office space, training centers, meeting rooms as well as their data processing center thereby conducting and closing the largest ever corporate office transaction in Latin America.

Solutions

JLL recommended consolidating their seven corporate buildings into two single properties. The first one to be located right on Paseo de la Reforma Avenue, one of the most prominent spots in Mexico City and the second in the plush Polanco area.

JLL successfully closed the acquisition of the lots where BBVA Bancomer established its new corporate office securing major benefits for this financial institution while making an important contribution to the real estate landscape in Mexico City - and Latin America’s for that matter.

Once their relocation was completed, BBVA Bancomer assigned JLL the disposition of their real estate portfolio comprising 125,000 m2 of land plus 145,000 m2 of rentable office space.

After successfully completing the Relocation and sale of their real estate portfolio, JLL was selected as Project Manager for the new corporate sites, including:

  • BBVA Bancomer Tower – a 190,000 m2 building,  234 meters high comprising  50 office levels, a project assigned to Legorreta+Legorreta in partnership with London-based Rogers, Stirk, Harbour & Partners.
  • BBVA Bancomer’s Operations Center – a building featuring 150,000 m2 of construction with 30 office levels.  The project was assigned to Skidmore, Owings & Merrill
  • Data Processing Center – a cutting edge technology building. This project was also assigned to the architectural firm of Skidmore, Owings & Merrill
  • Call Center-  a 6,800 m2 site located at Tecnoparque in the State of Mexico
  •  Bank Branches -  refurbishing of 800 bank branches located throughout Mexico
  • Training Centers – two centers located in two different locations in Mexico City comprising 4,951 m2

Results

The business relationship between JLL and BBVA Bancomer has been growing steadily. JLL has become this bank’s strategic partner providing a wide array of real estate services including: strategic valuation and lease administration, among others. The relationship that started with real estate consultancy services 10 years ago has cresendoed to varied management services.
